Working with real estate investors has been one of my specialties. This group of clients have different requirements than other client types.  Working with first time and move up move up buyers each have their own set of challenges however if investor sales are not handled correctly there can be significant income tax and legal consequences for the investor-owner.

This investor client is less concerned with finding the right kitchen or bath and more so with the how the numbers add up.

Cap Rates, IRR, Gross Rent Multiplier, before and after tax rate of returns, maintenance, expenses, vacancy factors, depreciation, are just some of the information that an investor may require to know about prior to purchasing and what an agent needs to determine to properly market an investment property.

One trend worth noting is that income property owners are realizing; as they get closer to retirement and they intend to use their real estate rentals to supplement retirement income, it's not so important how much their property is worth but rather what it provides in the form of monthly income.

To support this trend today is the fact that many owners of rentals in Santa Clara county and the bay area have been selling or exchanging their rentals for more attractive rentals in the Central Valley or out of state. The out of area investment properties usually provide higher rates of return based on income (rents) vs. property values.

Another trend worth noting is the popularity of Tenant In Common (TICs) investments. A TIC investment is where an investor purchases a fractional interest in a property with other investors.
